Founder Benita Stanford has been investing in real estate since 2005 and learned about managing tenants the hard way.  She thought like most people, “I can do this – it can’t be that hard.”  After numerous trips to eviction court and repairing her own damaged properties, she decided to make some changes.  Property management companies failed to convince her they could do better and too many real estate investor friends told her similar stories.  She knew there had to be a better way to manage single family rental property!

First, she improved her property management results by implementing different methods to incentivize occupant tenants to perform as agreed to in their lease. This is done with discounts and bonuses in addition to penalties.  Next, she changed the framework of the lease itself and master leasing (also known as Sandwich leasing) provided the ideal lease.  Master leasing is very common in commercial real estate but rare in the residential leasing market.  Since then, Benita has master leased from others with great success.  Good tenants are deemed the single most important link in this system and they are highly screened as an employee whom she ‘hires’ to oversee the asset (or the house).

Our Vision

We want to enable tenant occupants to make the rental their home and take pride in it as if it were their own.  We want them to hang pictures on the wall, plant flowers in the yard, and cook memorable meals where family bonds are cemented.  As a result, we look for tenants who really want to live in the house and show excitement about their application being accepted.  Once a tenant is accepted on paper, we then interview them and go over expectations in great detail.

Owners can be confident that we highly screen occupants before they ever get the keys to the castle.  It is so comforting for owners to rest assured their property is leased to families who take pride in where they live.

Our Mission

We hope to show a paradigm shift in the way tenants view their home.  Tenants are the most important members on our “team” in this business.  We empower our tenants to take responsibility and use their best judgement in resolving problems while giving them the resources needed to accomplish the task.

Owners have little to no down time in occupancy with our systems.  We watch another paradigm shift when owners realize the possibilities only achieved by ‘hiring’ the right tenants.  When our tenants decide to move out, they show the property to perspective new tenants.  This enables the current tenant to move out and the new tenant to move in within days.  Hence, little to no down time in occupancy is achieved.
